Michael S. Eng is a partner in Cullen and Dykman’s Banking and Financial Services, Real Estate and Corporate practices, where he represents financial institutions, developers, investors, utilities, and nonprofit organizations in complex commercial real estate and financing transactions.
His practice focuses on acquisitions and dispositions, commercial leasing (including ground leases), and real estate finance transactions, advising both lenders and borrowers across a wide range of industries. He regularly structures and negotiates purchase and sale agreements, credit facilities, and lease arrangements for transactions throughout the United States.
Mr. Eng provides practical, business-oriented counsel across the full transaction lifecycle, from initial structuring and letters of intent through closing, and frequently coordinates matters involving public and private stakeholders, including municipalities and regulated utilities.
His experience includes advising on multimillion-dollar asset sales, syndicated and institutional financings, and cross-border leasing transactions, as well as serving as ongoing real estate counsel to major property owners and financial institutions.

- Represented a large public gas utility company in the negotiation and sale of a $51,000,000 development site to an international REIT.
- Advised a regional bank on the sale and leaseback of a portfolio of bank branch and office buildings for an aggregate price of $25,000,000.
- Continuing to represent a California-based community bank in several real estate development projects throughout the United States.
- Advised a public water utility on the acquisition of several municipally owned water and sewage service systems.
- Represented a “Big Four” bank in connection with an approximately $45,000,000 refinance of a national commercial laundry service company.
- Advised a Poland-based advocacy group in negotiating the lease of its North America headquarters in downtown Manhattan.
- Ongoing representation of two of the largest property owners in New York City, serving as general real estate counsel on leasing, ground leasing, acquisitions and dispositions, construction license agreements, and other real estate matters across all five boroughs, Westchester County, and the Hudson Valley.
- Represented a UK-based retailer in connection with its expansion into the U.S. market, including negotiating shopping center leases in New York, Long Island, Florida, and California.
- Advised a New York higher education institution on the leasing of its Manhattan satellite campus.
- Represented a large New York religious organization in connection with the ground leasing of two development sites in New York City.
