Matthew P. Cullen is a partner in Cullen and Dykman’s Banking and Financial Services department, where he represents banks, direct lenders, and other financial institutions in complex commercial real estate, and finance transactions.
Mr. Cullen advises on a broad range of financing matters across asset classes, including syndicated and multi-state transactions, asset based loans, construction loans, mezzanine and tranche financings, and lender participations. His experience also includes multifamily financing transactions through the Fannie Mae Delegated Underwriting & Servicing program, as well as transactions involving preferred equity, joint ventures, regulatory agreements, reverse 1031 exchanges, and interest rate hedging arrangements.
With more than twenty years of experience, Mr. Cullen structures, negotiates, and documents sophisticated lending transactions, including letters of intent, commitment letters, loan agreements, mortgages, guaranties, and loan modifications and workouts. He also advises clients on compliance with federal and state lending, mortgage, foreclosure, and restructuring laws and regulations, and represents clients in related real estate and corporate matters.

- Represented a national banking association in connection with a $70 million multi-state mortgage loan involving commercial properties in multiple states.
- Represented a regional multifamily lender on a syndicated loan portfolio of 9 loans totaling over $200 million in Ohio.
- Advised a national multifamily lender on a $40,000,000 mortgage loan secured by dozens of multifamily properties in Rhode Island.
- Represented subsidiary of publicly traded REIT in its capacity as servicer and lender representative in connection with acquisition financing of a multifamily apartment complex involving land use restriction agreements in Texas.
- Advised a regional multifamily lender in connection with the leasehold mortgage financing transaction in New York City.
